Static Caravan sited at Coghurst Hall Holiday Park in Hastings, East Sussex
The caravan has a very large double room which has been made by knocking through one of the small twin rooms. There is a double wardrobe, single wardrobe, desk with drawers and overhead cabinets in there. There is also a kingsize bed & mattress (the bed frame is just one month old). The carpet is deep red and has been fitted in there for about 18months.
There is a small twin room with 2 small single beds in with mattresses and a small wardrobe. The bathroom has a shower, toilet & sink as well as two cabinets for storage. The vinyl flooring is only around 18 months old.
The kitchen has plenty of storage cupboards and has laminate floor. The fridge is included in the sale but not the microwave/toaster etc.
The living room has a large sofa capable of seating around 8 people. There is a double pull-out bed that comes from under it. The floor has deep red carpet matching the bedroom, a built-in cupboard which tv stands on and smaller cupboards at end of sofa. There is a good size coffee table with drawer and a rug (included). The TV is not included but could be at an additional cost.
The caravan is laid out quite open plan so there is a door on the kitchen but not on the main bedroom. There is a large decking area outside which is lovely in the sun and is quite wide and goes down one side and the rear of the caravan and is in good condition.
The caravan is in general good condition for its age but needs a few bits done here and there to make it better i.e the curtains in the living room need replacing and the edges of the flooring need tidying up.
The caravan is situated in a quiet area of the park just down from the lake and has parking right outside it. There is a laundrette, fishing lake, indoor swimming pool, arcade & clubhouse. It is jut a few miles from the centre of town and the beach.
We have found it to be a very sucessful rental property when you are not using it and this heps considerably towards the fees for it.
The site fees for next year are due to be around £3695 but this is not confirmed yet. Site fees for the rest of this year are just under £1600 and due to be paid when the caravan is handed over. The caravan will be ready for you to move in to from 11th September this year. Water rates are included in the site fees. A gas & electricity check will be done ready for when you move in.
The caravan has had no smokers or pets in it for the last 2 years that I have owned it.
